Adding finished, heated living space beyond 60% of the existing square footage is treated as an increase in septic flow and can require a system upgrade. Lots in a Zone II wellhead area face an additional Board of Health policy limiting living space.

ADUs by right, with pre-approvals
Since February 2, 2025 accessory dwelling units are allowed by right in Wayland's single residence districts. Before the building permit, the town wants a zoning determination letter and sign-offs from Health (septic capacity), Fire, Planning and, near wetlands or with added paving, Conservation.

How basement finishing goes in Wayland.
We measure existing finished, heated space carefully, because the Health Department wants both numbers on the floor plan when a project gets near the threshold. Unheated storage areas stay out of the count.
Basement apartments are now allowed by right as ADUs in Wayland's single residence districts, but the Health Department still has to find the septic system sufficient for the house and the unit together. The ADU also needs its own address suffix from the Building Department.
