New homes in Wayland face Chapter 194 wetland rules, including a 30-foot marked buffer, plus a fresh septic design witnessed by the Health Department.
The septic design comes first: an engineer or sanitarian schedules soil testing with the Health Agent, then submits the design for approval. As-builts are due to the Health Department within 30 days of installation before the certificate of compliance.
On a lot near a perennial stream, Wayland's Conservation Commission generally will not allow new construction in the first 100 feet of riverfront area, and any Order of Conditions must be recorded before the building permit application. Inside a historic district, the Historic District Commission reviews the new house too.

Chapter 194 vegetated buffer
Under Wayland's local wetlands regulations, additions and existing homes keep or restore a 15-foot unmowed buffer next to wetlands. New construction needs a buffer of at least 30 feet with permanent markers such as boulders or a fence at the edge of lawn.

Riverfront limits for new houses
Work within 200 feet of a perennial stream needs an alternatives analysis, and the Commission generally will not permit new construction in the first 100 feet of riverfront area. Wayland presumes a stream is perennial unless shown otherwise.

Stormwater permit thresholds
Adding more than 500 square feet of impervious surface, or disturbing more than 5,000 square feet of land, requires a permit under Wayland's Chapter 193 Stormwater and Land Disturbance Bylaw.
