A Lexington kitchen remodel rarely touches the fossil-fuel bylaw, but a bump-out adds gross floor area, and on Mass Ave it may need a historic certificate.
Most kitchen jobs here stay inside the walls, so the zoning questions are short. The moment a plan pushes the back wall out, though, that new space counts toward the lot's gross floor area cap, and on a house built before 2024 we check the older, more generous table first. A breakfast nook can be the difference between a straightforward permit and a request for relief.
Gas cooking is still allowed in an ordinary kitchen renovation, because Lexington's fossil-fuel-free bylaw reaches new buildings and renovations that alter more than half of the conditioned space. If your kitchen is part of a whole-house gut, plan on an induction range and an electric water heater unless the Building Commissioner grants a waiver. In the four historic districts, a new window or door that shows from the street goes to the Historic Districts Commission before we order it.
