Home base: our shop is here
Kitchen remodeling in Waltham, MA
Kitchen remodels in Waltham, done from our Calvary Street shop: new layouts, cabinets and counters, permitted under the 10th Edition state code.
Most kitchens we open in Waltham sit in houses that have been renovated before, so the first job is figuring out which circuits, vents and pipes are original and which were added later. We price the electrical and plumbing as separate lines so you can see where the money goes.
Because the shop is in town, we can stage cabinets and counters with us and bring them over the day they are needed instead of filling your driveway. Interior demolition alone does not trigger Waltham's demolition-delay ordinance, so a gut kitchen does not wait on the Historical Commission.
Waltham rules that apply
What Waltham requires for kitchen remodeling.
- 1
Owner signs every permit
Waltham's Building Department needs the property owner's signature on the application, and building permits are not accepted by mail except for roofing, insulation and replacement windows.
- 2
10th Edition building code
Building permit applications filed in Waltham after July 1, 2025 must meet the 10th Edition of the Massachusetts State Building Code.
- 3
Demolition delay at 75 years
Under Chapter 23, a demolition permit for a building 75 or more years old, in whole or in part, goes through the Historical Commission first; a house of unknown age is treated as over 75. If the Commission finds it significant and, after a public hearing, preferably preserved, a twelve-month delay applies.

Questions
Kitchen remodeling in Waltham, answered.
Does a gut kitchen in Waltham need Historical Commission approval?
Usually not. Waltham's demolition-delay ordinance excludes permits for interior demolition only, so a kitchen gut inside an old house does not go to the Commission.
